Property Management Made Easy!

  

Are you an owner or investor of one or more homes, duplexes, or apartments? We can be of assistance. We have a number of options available to help you lease or manage your property. Our main objective is to make real estate investing profitable while providing the best quality service to our owners AND our renters, understanding that the renter made your investment there home. We provide full turnkey services from leasing to maintenance repairs and preparing the home for new residents. We have three options that best serve our clients.

 


 

Option #1 - Leasing only for a fee

 

We know that when a home sits empty, it cost the the owner, so we help do the difficult work of finding prospects, saving you time and possible loss of rent. We have people contacting us for availability of homes in all areas of Canton AND the surrounding areas. We advertise by signage, internet, and we periodically run classified print ads. We also perform background checks based on your needs. This can include previous rental history, income verification, and/or credit history. The cost of this background check will be covered by an application fee that the prospect pays to All Home Property Services, LLC. We work for you when we find the people looking for homes that match the prospect. We work diligently with the prospect to find what home they are looking for. We accompany the prospects to view and explain all the details about the home, information is supplied to us by the owner. Most importantly, we DO NOT require exclusive rights, so if the owners find renters, no other payment will be required.

 

Please Note: A small non-refundable start up fee is required and is based on the number of homes available. This fee will be credited  to the balance owed if All Home Property Services, LLC  rents the property and after prospect moves in on a per home basis.

 


 

Option #2 - Leasing and Monitoring of Rents

 

With this option we lease your property, collect rents, and if necessary, handle the not so pleasant part of property management of eviction. Like Option #1, we will find prospects by advertising by signage, internet, and periodically run classified print ads and perform background checks based on your needs. This can include previous rental history, income verification, and/or credit history. Once again, the cost of this background check is will be covered by an application fee that the pays to All Home Property Services, LLC. We Monitor the rents to make sure all rents are paid in a timely fashion and handle appropriate action, like eviction, when necessary. We also offer a couple different rent cycles to help maximize the rent collection potential. This option comes with monthly computer reporting of all rents due AND payments made for each property and a quarterly individual property inspection checklist that will be sent by e-mail and regular mail. The competitive price for this service is based on a percentage of moneys collected plus expenses that will include an overhead charge. With this option, the owner will be responsible for maintaining the property.

 


 

Option #3 - Full Service Property Management

 

Just like the option describes, this is a full service option. Along with with services incorporated with Option #2, this option comes with full maintenace repairs that include 24 hour emergency service (if necessary). We will make repairs that we determine will be under $300.00 and notify owner as soon as possible. If we deem that the repair will be more than $300.00, we will notify owner first, receive competitive proposals and let owner advise us on the repairs to be scheduled. Please note, that we will do what is necessary to limit the amount of damage to your home. For example, we will not allow a water leak to continue, we will do what is necessary to stop the leak to limit any damage. This service is competitively priced and is based on a percentage of rents collected plus expenses that will include an overhead charge.
